Next Door is much more than somewhere to sleep and eat.  Immerse yourself in the Yorkshire way of life. Spend time being still in beautiful surroundings. Discover fresh produce from small farms and artisan producers from within our 25 mile radius. Let us spoil you. By getting to know our guests before their stay, Karen tailors everything to your exact requirements.  From a bespoke welcome hamper to dine at home deliveries from local chefs. We provide everything you need to escape the everyday. Fresh air, tranquil surroundings and cosy nights with the log burner. Next Door is a large two bedroom, two bathroom barn conversion with open plan living. Sleeping up to five adults, the open plan dining space and living area has been designed to comfortably accommodate eight guests. Enabling guests to eat and relax with family and friends sleeping in The Garden Shed. Karen’s favourite design feature are the French doors opening from both bedrooms onto the private walled courtyard.  Every morning you can enjoy fresh air and birdsong whilst sitting in bed with a cup of Yorkshire tea.

In addition to your own private walled courtyard, you are welcome to relax, picnic and play in the grounds of Old Forge York.  Enjoy lunch at the woodland fire pit, play badminton or build dens and play on the rope swings.  The magical ambience created by the mature trees and informal English gardens are adored by everyone who stays.

Meet the hens The Barbaras, visit the vegetable patch and help yourself to something for tea.  You may decide to spend a few days just relaxing on site.  Sand Hutton village has plenty of woodland and bridlepath walks. As a small village surrounded by farms and private woodlands, you are only eight miles from York station yet away from the well used tourist trails

On arrival you will find a generous welcome hamper, with everything purchased especially for you. The hamper includes a simple breakfast for your first morning, hot and cold drinks, cakes and more. The Yorkshire Wolds has an abundance of small artisan producers. Farms, bakeries, distilleries and more. Since 2013 Karen has been forming relationships with the very best within a twenty five mile radius. Mostly not available in the shops, mainly selling to award winning fine dining establishments and village delicatessens. When you arrive you will have our “twenty five mile map” so you too can discover these very special producers for yourself.
 
Old Forge York provides an idyllic escape from the everyday. Just pack your slippers and favourite tipple.

The little gestures around the house to personalise it was a lovely touch. The gardens are fabulous and there’s so many places to explore.   • The Garden Shed is an excellent place to stay offering comfortable accommodation in a lovely setting (both within the host’s garden and the village of Sand Hutton). Karen has an eye for detail in providing for guests’ needs and was provided for any additional requirements (in our case, the things we needed to clean our car).
